Stair railings - Wayne County
Dearborn, Henry Ford’s hometown on Detroit’s western border, had 109,976 people at the 2020 census. About 71% of its homes predate 1960, and its oldest planned blocks are the Ford Homes, two-story worker houses Ford crews built in 1919 and 1920.
Just west of downtown Dearborn stand the two-story worker houses Ford crews built in 1919 and 1920 to six model plans, lettered A through F, with hip, gable, gambrel or jerkinhead roofs. They were listed on the National Register as the Ford Homes Historic District in 1998. They are the oldest layer of a city where, by Census Bureau estimates for 2020–2024, about 71% of homes predate 1960 and roughly three in four are single-family detached, so original front steps and porch rails are common between Michigan Avenue and Ford Road.
Dearborn’s residential renovation application asks for Historical District Review approval on work in the Ford Homes district, and for homeowner-association approval in Dearborn Hills, West Lane, Golfcrest and Springwells Park. A local preservation group said in 2023 that the city’s 1999 historic ordinance does not meet state requirements, so how binding that review is remains an open question. Ask the Permit & Plan Review Office on Michigan Avenue what applies to your address before you settle on a railing style.
The same application wants a section drawing with the guardrail and handrail detail, and a guard wherever a porch perimeter sits 30 inches or more above grade. Adding to or enlarging a porch or deck takes a Porch/Deck permit; the city’s permit table does not say either way whether a like-for-like railing swap needs one, so ask. The Upper, Middle and Lower branches of the Rouge River meet in Dearborn, and a lot in a mapped flood zone needs a state floodplain permit before the city application is filed. Contractors must hold a state Residential Builder or Maintenance & Alteration licence and be registered with the city.
A Dearborn rental needs a Certificate of Occupancy before it is listed, and owners get 90 days from the first inspection to fix what is cited. Around Fair Lane, Warren Avenue and the streets near The Henry Ford, typical jobs are front-step railings, re-setting loose posts, iron porch rails, guards for rear decks and handrail upgrades before an inspection.
